The Process to Rent a Furnished Home in Kentucky: A Step-by-Step Guide

Quick answer: The process to rent a furnished home in Kentucky with HobKnob is five steps — browse current availability, schedule a tour, apply with a $75 application fee, sign the lease, and self check-in — across Louisville, KY and Southern Indiana. Private furnished rooms start at around $749 per month at our Burnett Gentlemen Home in Louisville, and furnished apartments at Brownsboro Terrace Condos in Louisville start at around $1,749 per month, with pricing that can change with availability; one monthly payment covers rent, all utilities, and high-speed WiFi. There is a 30-day minimum stay and the lease is month-to-month after that — extend or give notice anytime, no year-long lease.

The first time someone calls us about a furnished room, they almost always open the same way: “I’ve never done this before — how does it actually work?”

Usually they’re a few weeks out from a contract start date, a relocation, or a closing that fell through. They’ve spent an evening scrolling listings that never say what happens after you click. So here is the whole process to rent a furnished home in Kentucky, start to finish, with nothing skipped.

Step 1: See What’s Actually Available

Start on the availability pages rather than a general search. Our co-living homes — private furnished rooms inside a shared house — are listed on our private room rentals page, where each home shows its address, its monthly range, and whether rooms are open now, opening on a specific date, or on a waitlist.

That last part matters more than people expect. A room listed as available in November is not a room you can move into in October, and the waitlist is a real line rather than a formality. Pinning down your date before you fall in love with a house saves a lot of backtracking.

Step 2: Schedule a Tour

Once you have one or two homes in mind, request a tour. It takes a couple of minutes online.

A tour is worth the time because it shows you what photos flatten: how far the bedroom sits from the kitchen, where you’d actually set a laptop down, how quiet the street is at six in the evening. If you’re relocating from out of state and can’t get here in person, call us at (502) 625-6670 and ask what we can arrange.

Step 3: Apply

The application is online and the fee is $75, the same at every HobKnob property. Have your basics ready: identification, proof of income or an assignment letter if you’re a traveling professional, and the dates you’re aiming for.

We review applications ourselves. Because HobKnob is locally owned and managed, a traveling nurse holding a 13-week assignment letter isn’t filtered out by software that only understands a year of pay stubs — a person reads it. If something about your situation is unusual, put it in the application rather than hoping it goes unnoticed.

Step 4: Sign the Lease and Set Up Your First Payment

Approved residents receive a lease to sign electronically. It runs month-to-month with a 30-day minimum stay — the first month is the minimum, and after that you can extend for as long as you like or give notice when your plans change. There is no year-long lease.

Your first payment and deposit are due before move-in. From then on it’s one payment a month covering rent, all utilities, and high-speed WiFi, so there are no separate electric or internet accounts to open in your name.

Step 5: Move-In Day

Our homes use self check-in, so you’re not coordinating a key handoff around a flight or a shift change. You receive your entry details ahead of your date and you can arrive when you actually arrive.

Here’s what is typically already in place in a co-living home when you walk in:

  • A furnished bedroom with a bed, dresser and clothing storage, blackout curtains, and a dedicated workspace

  • Furnished shared common areas with a smart TV, kitchen essentials, and appliances

  • All utilities and fast WiFi inside your one monthly payment

  • Free laundry on site

  • Cleaning of the shared common areas once every two weeks

  • Smoke and carbon monoxide detection, a fire extinguisher, and a Ring system at the door

Bring your own linens and towels, since those aren’t included, plus your clothes and whatever makes a room feel like yours. For most residents that’s a carload rather than a moving truck.

How the Process to Rent a Furnished Home in Kentucky Differs for an Apartment

Same five steps, different starting page. Our private furnished apartments and condos are self-contained units rather than a room in a shared house, so there are no common areas to share and no housemates. Brownsboro Terrace Condos in Louisville’s Crescent Hill neighborhood start at around $1,749 per month, and pricing there can change with availability.

Everything else runs the same way: tour, apply, the $75 application fee, a month-to-month lease with a 30-day minimum stay, and self check-in on your date.

A Few Things Worth Knowing Before You Start

Transfers between HobKnob properties are possible when the unit you want is available. If you tell us in advance which home you’d like to move to, we’ll let you know when it opens before it goes out to the public. That flexibility is the reason a lot of our residents — traveling nurses, relocating professionals, remote workers, graduate students — start with one house and finish their time in Kentucky in another.

That’s the full process to rent a furnished home in Kentucky: browse, tour, apply, sign, move in. If you have a date in mind, call us at (502) 625-6670 or check what’s currently open at stayhobknob.com. We’re locally owned and managed here in Louisville, so the person who answers has typically stood in the house you’re asking about.
