Airbnb vs Mid-Term Rental in Louisville: The Real Difference

Quick answer: Comparing an Airbnb vs a mid-term rental in Louisville, HobKnob rents fully furnished private rooms and private apartments across Louisville, KY and Southern Indiana, with private rooms starting at around $749 per month at our Burnett Gentlemen Home in Louisville, KY and private apartments starting at around $1,699 per month company-wide, and pricing can change with availability. One monthly payment covers rent, all utilities, and high-speed WiFi. There is a 30-day minimum stay and the lease is month-to-month after that, so you can extend or give notice anytime, with no year-long lease.

A traveling nurse called our office last spring, about six weeks into a 13-week assignment at a Louisville hospital. Her Airbnb host had just let her know the place was booked for Derby weekend and she would need to be out by Thursday.

She had done nothing wrong. She had simply booked a vacation product for a job that lasted three months.

That is the part most people miss when they compare an Airbnb vs a mid-term rental in Louisville. The two look like the same thing on a map. They are not the same thing on paper.

Airbnb vs a Mid-Term Rental in Louisville: Two Different Products

An Airbnb is built around nights. The listing is priced by the night, the calendar belongs to a host who can rent those same dates to someone else, and the whole product is designed for a trip.

A mid-term rental is built around months. Every HobKnob stay starts with a 30-day minimum and then runs month to month, so your dates are not sitting in a calendar next to a wedding party or a Derby crowd.

Same furnished bedroom in a photo. Two completely different sets of rules behind it.

The Nightly Price Is Not the Monthly Price

Multiply a nightly rate by 30 and it rarely matches what lands on the checkout screen. Cleaning fees, service fees, and taxes stack on top, and in Kentucky those add-on fees count as part of the taxable rent.

Our pricing runs the other direction. Private rooms start at around $749 per month at our Burnett Gentlemen Home in Louisville, KY, and private apartments start at around $1,699 per month company-wide, with pricing that can change with availability. The application fee is $75.

Rent, all utilities, and high-speed WiFi sit in that one monthly payment. You can see what is open on our private room rentals in Louisville and Southern Indiana page, and on our furnished month-to-month apartments page.

Kentucky's 30-Day Line Is Real

This one is not marketing language, it is tax code. Since January 1, 2023, charges for the rental of accommodations for a continuous period of 30 days or more are exempt from both Kentucky's statewide and local transient room taxes, and the first 29 days of that continuous stay are exempt as well.

Shorter stays are not. A few nights booked on a platform picks up the state transient room tax, the local transient room tax, and state sales tax, calculated on the total charge including cleaning and service fees.

That line in the statute is a big part of why mid-term rentals exist as their own category, and part of why our minimum stay is 30 days instead of three nights.

Who Picks Up the Phone When Something Breaks

On a platform, a water heater that quits is a message thread and a hope. The host might live down the street, or might be an investor three states away working through a remote management company.

HobKnob is locally owned and managed. Our operations team works out of Louisville, our maintenance is handled in house, and the office number is (502) 625-6670.

That difference tends to show up around week three, which is right about when a vacation rental stops feeling like a vacation.

What Comes With a Managed Mid-Term Stay

Here is what a HobKnob stay typically includes:

  • A fully furnished private room or private apartment, ready to live in

  • Rent, all utilities, and high-speed WiFi in one monthly payment

  • A 30-day minimum stay, then month to month, so you can extend or give notice anytime

  • Cleaning of the shared common areas once every two weeks in our co-living homes

  • Free on-site laundry, a dedicated workspace in the bedroom, and kitchen essentials

  • Homes in Louisville, KY plus Jeffersonville, New Albany, and Clarksville, IN

  • A local office and local maintenance instead of a national call center

When an Airbnb Is Still the Better Call

If the trip is a long weekend, book the Airbnb. If you need somewhere to land for eight nights between closings, book the Airbnb. Short-term platforms are good at short-term stays, and we are not trying to be one.

Once your calendar reads a month or several months, though, a furnished mid-term rental is usually the cleaner fit. Fewer line items, fewer moving parts, and a lease instead of a reservation.
