Average Cost of a Mid-Term Rental in Kentucky: 2026 Price Guide
Quick answer: The average cost of a mid-term rental in Kentucky runs from around $749 per month for a furnished private room at HobKnob's Burnett Gentlemen Home in Louisville, KY, up to around $1,749 per month for a furnished apartment at The Brownsboro in Louisville's Crescent Hill, and pricing can change with availability. One monthly payment covers rent, all utilities, and high-speed WiFi in every HobKnob home across Louisville, KY and Southern Indiana. There is a 30-day minimum stay and the lease is month-to-month after that — extend or give notice anytime, no year-long lease.

A travel nurse called me last winter with her contract in one hand and a calculator in the other. She had a housing stipend, thirteen weeks in Louisville, and no real idea what a furnished room should cost here.
That is the hard part about pricing a monthly stay in this state. There is no easy lookup the way there is for a year-long lease. So here is our own math, next to what the wider market looks like.
What goes into the average cost of a mid-term rental in Kentucky
A mid-term rental is rented by the month, arrives furnished, and folds the utilities into the rent. So the number you see is not comparable to a standard apartment listing.
Think of it like a restaurant check versus a grocery receipt. One price with everything already on the plate, versus a dozen smaller line items you assemble yourself.

For a place of your own, the private apartments on our furnished apartments page start at around $1,699 per month for a studio at The Brook in Louisville, KY and around $1,699 per month at The Spring in New Albany, Indiana, while The Brownsboro in Louisville's Crescent Hill starts at around $1,749 per month. Pricing can change with availability.
How that compares to a standard Kentucky apartment
Zillow's October 2026 rental data puts average rent across all bedroom counts and property types in Louisville, KY at $1,250 a month, with a Louisville one-bedroom averaging $956 and a Louisville studio $900. Lexington, KY runs higher at $1,743 a month overall, with a Lexington one-bedroom averaging $1,033.
Those are unfurnished units on a twelve-month lease, with utilities billed separately, and the market averages move month to month.
The costs that hide underneath an unfurnished lease
Set a furnished monthly rate next to a standard listing and the gap narrows once you add what the listing leaves out:
Utilities — Utility-Rates' 2026 estimate puts a typical electric, water, sewer and trash bill at about $230 a month across Kentucky and about $188 a month in Louisville, KY, before internet
Internet — an install appointment plus a monthly plan
Furniture — a bed, a couch, a table and a desk, bought or rented
Deposits and connection fees on each separate utility account
The lease length itself — most standard apartments want twelve months, awkward if your assignment is thirteen weeks
Add the Louisville utility estimate to a $956 Louisville one-bedroom and you are near $1,145 a month before internet, furniture, or a single picture on the wall.
Why the 30-day minimum shows up in almost every monthly price
There is a tax reason behind it. Since January 1, 2023, accommodations in Kentucky rented for a continuous period of 30 days or more have been exempt from both the state and local transient room tax, and the first 29 days of such a stay are exempt as well. Nightly and weekly stays carry that tax. Monthly ones do not.
That is why our stays open with a 30-day minimum and go month-to-month from there. After the first 30 days you can extend or give notice whenever your plans change. We are not tax advisors or attorneys, so check with your own tax professional or attorney about your situation.
How to price your own stay
Work backwards from three things: how long you will be in town, whether you need your own kitchen, and what you are comfortable sharing. A private room is the lower number because the kitchen and living areas are shared. A private apartment is the higher number.
That is the honest version of the average cost of a mid-term rental in Kentucky. It is a range, not a single number, and where you land depends on which of those three matters most.
