Renovation Process and Cost

Rudy, my general contractor, led a team of two skilled professionals throughout the duration of this extensive rehabilitation project. Rudy operates under the company name of "RC Home Specialist" and is headquartered in Louisville, Kentucky. At the time of this property purchase, I had developed a solid working relationship with Rudy going back three years. Over this period, I not only built a strong rapport but also gained valuable insights into his skillsets and pricing. One great aspect of Rudy's approach is the transparency of his pricing; the price he gives is incredibly reliable, with very few exceptions unless unforeseeable major issues arise. I provide in-depth guidance on how to select and collaborate with outstanding contractors in my course (coming soon).

To purchase materials, I go to Lowe's, taking advantage of their "QSP for PROS" program. This program is accessible to anyone making a minimum $1,500 purchase, which allows you to request a "QSP" from a pro desk employee for the items you are going to buy. Rudy and I did a detailed walkthrough of the property, estimating the materials required for our intended plan of the renovations. Although our walkthrough to get this list together lasted a little over four hours, it's advantageous to have approximately 90% of the necessary materials during your initial QSP purchase, as higher expenditures have greater discounts. Typically, you can expect to save between 8% to 11%, and in some cases, get free delivery (sometimes offered once or twice a year), especially if you consistently work with the same PRO employee. Even if free delivery isn't available, the cost is usually under $100.

 

I make it a habit to buy more materials than needed with our Lowe's AMEX card, which offers an additional 5% cash back, has zero annual fees, no over-the-limit fees, and provides a generous 90-day return window – even for items acquired through the QSP program (the time frame does not start until you receive the materials) Furthermore, Lowe's offers the convenience of holding QSP purchased items for a specified period of time after the initial purchase. SCORE!!! 💪

The transformation of this property was substantial, going from a 3-bedroom, 1-kitchen, 2.5-bathroom, 1-dining room, and 1-living room setup to an impressive 8-bedroom residence. The revamped layout now includes 2 kitchens, 4.5 bathrooms, 1 dining room, and 2 living rooms. The renovation process took approximately three months from start to finish. My general contractor's bid for the project totaled $37,350 (labor only), while the materials were to around $31,350. As a result, the total cost for the renovation came to about $68,700.  I saved around $6,500 on materials by using the QSP program at Lowe's, as mentioned earlier.

Furnishing and Cost

Furnishing a co-living property can indeed be a substantial investment, especially when aiming to attract a clientele of traveling professionals, as is my objective at HobKnob. My tenant base includes pilots, travel nurses, graduate students, digital nomads and other traveling professionals who prefer the convenience of month-to-month leasing without the need to manage utilities or purchase furniture. Additionally, many of them have uncertain durations for their stays in town. To cater to these groups, I adhere to a strict tenant selection process, fully compliant with HUD guidelines, and employ specific marketing strategies, all of which will be detailed in my HobKnob Co-Living course. On average, I estimate the following budget for furnishing our co-living properties:

  • $1,000 per bedroom

  • $2,000 per kitchen

  • $600 per bathroom

  • $1,300 per laundry room

  • $1,300 per living room

  • $1,200 per dining room

  • $0.70 per square foot for miscellaneous expenses

For this particular property, my total expense on furnishings amounted to approximately $19,300 (there is one unfurnished units in the home). The images provided below offer a glimpse of how my homes are furnished to create a welcoming and comfortable environment for our residents.
